Where Can You Advertise a Property for Free in the UK?

Short answer: on property sites that accept private advertisers, such as Proptino, plus classified and social sites, room-share sites for lodgers, and in some areas a council-run scheme for landlords. Rightmove and Zoopla are not an option on your own: they only take listings from estate agents, letting agents and property companies, so private owners reach them through an agent or online agent, which usually costs money.

Most owners combine two or three routes. Here's how they differ:

RouteCost to listBest forWatch out for
Property listing sites that accept private adverts (like Proptino)Free basic listing; paid extras optionalSales and lettings, with property-specific search filtersHow long the free advert lasts and what paid upgrades add
General classifieds and social marketplacesUsually freeLocal reach, quick rental letsMore time-wasters and scam replies; few property filters
Room-share sitesOften free for a basic adSingle rooms and house sharesNot designed for whole-property sales
Council landlord schemesFree where offeredLandlords happy to let to local housing applicantsOnly available in some areas, often with property standards checks
Online agents (to reach Rightmove and Zoopla)PaidMaximum exposure on the biggest portalsFees, and you still handle much of the work yourself

A free Proptino advert sits in the first row: a proper property listing with sale and rent search, property types and filters, without the fee.

Who Can Advertise on Proptino

Homeowners selling privately

Market your home without agreeing an agent's fee upfront. You run the viewings and handle offers, and instruct a solicitor or conveyancer for the legal work.

Private landlords

Advertise a property to rent and deal with tenants directly, with no letting agent in the middle. The legal duties of letting stay with you.

Lodgers and room lets

Let a room in a shared house or flat. Say which bills are included and which spaces are shared, because those are the first questions you'll be asked.

Estate and letting agents

List properties alongside private adverts and appear in Proptino's directory of estate agents in the UK.

What Your Free Listing Includes

A standard Proptino advert carries the details buyers and tenants filter by, so your property shows up in the searches that matter:

  • Sale or rent, with the asking price or monthly rent
  • Property type: house, flat, maisonette, studio, room, land, commercial and more
  • Location
  • Bedrooms, bathrooms and floor area
  • Your photos and a written description
  • Features such as parking or a garden
  • Your name as the advertiser, so enquiries come to you

Free adverts stay live for 30 days. [CONFIRM: maximum number of photos, and what happens after 30 days: renew, expire or move to a paid package.]

How Proptino Keeps Adverts Free

It's fair to ask what the catch is. A standard advert costs nothing for 30 days. Proptino charges for optional extras: paid packages that give a listing more visibility, and separate property services such as tenant referencing and rent insurance. You don't have to buy any of them to publish or to receive enquiries.

How to Advertise Your Property for Free

  1. Create an account. Register or log in to Proptino.
  2. Choose sale or rent. Then pick the property type.
  3. Add the details. Location, price or rent, bedrooms, bathrooms, floor area and features.
  4. Upload your photos and description. These do most of the selling.
  5. Check and publish. Your advert goes live and stays free for 30 days.

The form takes minutes. What takes longer, and makes the real difference, is preparing accurate facts and good photos, so do that first.

Before You List: What to Have Ready

Checklist, energy rating chart, camera and keys laid out on a desk

For any advert

  • The exact location. People search by area. A vague location brings enquiries from people who later find the property is in the wrong place for them.
  • An Energy Performance Certificate (EPC). In England and Wales you need a valid EPC before you market a property for sale or rent (GOV.UK guidance). It also gives you the floor area and energy rating for your advert.
  • The council tax band. Check it on GOV.UK (England and Wales). It's one of the first costs a buyer or tenant works out.
  • Photos of every main room and the outside, taken on a bright day after a tidy-up.

If you're selling

  • Tenure: freehold or leasehold, and for leasehold the years left on the lease, the service charge and the ground rent.
  • A realistic asking price, checked against what similar homes nearby have actually sold for.
  • A solicitor or conveyancer lined up, so you can move quickly once you accept an offer.

If you're letting (England)

Get these in place before you advertise, not after a tenant says yes:

  • An EPC rated E or above, the legal minimum for most private lets in England and Wales
  • A current gas safety certificate, if the property has gas appliances
  • An electrical safety report (EICR) from the last five years
  • Working smoke alarms on every floor, and carbon monoxide alarms where required
  • A plan for the deposit: it must be protected in a government-approved scheme
  • Right to Rent checks on every adult tenant before the tenancy starts

Rules differ in Wales, Scotland and Northern Ireland, so check the official guidance for where your property is.

National Trading Standards' material information guidance is written for estate and letting agents, but buyers and tenants now expect the same basics, such as price, tenure and council tax band, in any advert. Putting them up front saves you answering the same questions in every enquiry.

How to Write a Property Advert That Gets the Right Enquiries

A free advert competes with paid ones on quality, not position. The goal isn't the most enquiries. It's enquiries from people who can actually buy or rent your property.

Man photographing a bright living room on his phone

Photos decide who contacts you. Dark, cluttered or misleading images either put good buyers off or bring in viewings that go nowhere once people see the real thing.

  • Shoot in daylight with the lights on and curtains open, holding the phone level in landscape.
  • Lead with your strongest image, usually the front of the property or the main living space.
  • Show every bedroom, the kitchen, the bathroom and any garden or parking. A missing room makes people assume the worst.
  • Skip heavy filters and extreme wide-angle shots that make rooms look bigger than they are.
  • Use only recent photos of your own property.

Title

Be specific. "Two-bedroom terraced house with garden, Leeds" tells someone in seconds whether to click. "Must see!" tells them nothing.

Description

Write it in the order people read: what it is, what's inside, where it is, then the practical facts. Here's an example structure for a rental. Swap in your own details:

Two-bedroom first-floor flat to rent in [area], unfurnished, available [date].

Bright living room with bay window, separate kitchen with washing machine and fridge-freezer, two double bedrooms and a bathroom with shower over the bath. Gas central heating and double glazing throughout.

[X] minutes' walk to [station], with shops on [street] and [school] nearby.

Rent £[amount] pcm, deposit £[amount]. Council tax band [X]. EPC rating [X]. Bills not included. Allocated parking for one car. Sorry, no smoking.

For a sale, replace the last paragraph with tenure (and lease details if leasehold), council tax band, EPC rating, heating, parking and whether you're in a chain.

Price or rent

For a sale, base the price on what similar homes nearby have actually sold for. HM Land Registry publishes sold prices for England and Wales, and Proptino's free online valuation gives you an instant estimate. An overpriced advert tends to sit unanswered, and a string of price cuts later makes buyers wonder what's wrong.

For a rental, show the monthly rent (pcm) and what it includes. Under the Renters' Rights Act, landlords in England cannot accept offers above the advertised rent, so advertise the rent you actually want.

Common Mistakes That Waste a Free Advert

  • Missing basics. No council tax band, EPC rating or tenure means repeat questions and fewer serious enquiries.
  • Too few photos. People assume missing rooms are hiding something.
  • A price or rent out of line with the area. It quietly filters out exactly the people you want.
  • A vague location. It brings enquiries from people who can't use the area.
  • Out-of-date details. Leaving a sold or let property live wastes everyone's time and damages trust in your next advert.
  • Slow replies. Buyers and tenants usually contact several advertisers at once.

Before You Publish: Final Checklist

  • Location, price or rent and property type are correct
  • Every main room is photographed, best image first'
  • Title says what, how many bedrooms and where
  • Description covers layout, location and practical facts
  • Council tax band and EPC rating are included
  • Selling: tenure and lease details are stated
  • Letting: deposit, bills, furnishing and availability date are stated
  • Letting in England: safety certificates are in place

Free Property Listing or Paid Promotion?

A free advert is enough to put your property in front of people searching on Proptino. Paid packages are for advertisers who want more visibility than a standard listing. [CONFIRM: one line on what packages add.] Options and prices are on the Proptino packages page.

After Your Advert Goes Live

  • Reply promptly and offer viewing times when the property looks its best, ideally in daylight.
  • Ask a few questions before booking viewings, such as move-in date or mortgage position, so you spend time on serious enquiries.
  • Keep the advert accurate. Update the price if it changes, and take the advert down once the property is sold or let.
  • Letting? Use tenant referencing before you sign, and consider rent guarantee insurance to protect your income.
  • Stay safe. Never ask for or pay money before a viewing has taken place, and report suspected scams to Action Fraud.

How long does a free advert stay live?

30 days. [CONFIRM what happens after 30 days.]

Can I advertise on Rightmove or Zoopla for free?

Can I advertise my house for sale without an estate agent?

Yes. You can list your home on Proptino yourself and deal with buyers directly. You'll handle viewings and offers, and you'll need a solicitor or conveyancer once you accept an offer.

Can I advertise a rental property for free?

In England and Wales, most homes need a valid Energy Performance Certificate before they're marketed for sale or rent. There are limited exemptions.

Does Proptino take commission when I sell or let?

[CONFIRM] No. Proptino is an advertising platform, not an estate agent, so it doesn't take a share of the sale price or rent.

Can I advertise a property outside the UK?

Yes. Proptino focuses on the UK but also lists properties in other countries.
